Loan Pre-Qualification

What is a Pre-Qaulification Letter? All a Pre-Qualification letter states is that the Buyer can (probably) purchase a home based on the information provided to the lender. People can get confused, lenders can make errors, and sometimes people are not honest. I personally don't see much value in a Pre-Qualification Letter and advise my Sellers to insist on a "Pre-Approval Letter" within 7 business days of receiving an offer. I always encourage my Buyer clients to obtain a "Pre-Approval Letter" prior to even looking at houses because many people, like myself, don't put much stock in a "Pre-Qualification Letter." My advice, skip this step, get pre-approved, then focus on finding the right home.

Why Should I Get A Pre-Approval Letter? Unlike a Pre-Qualification Letter, a Pre-Approval Letter from a reputable lender is the logical first step in the home buying process. The lender will verify the information from the Buyer and Buyer who can provide a "Pre-Approval Letter" to a Seller when they present an offer tends to be taken seriously.

As a Realtor® representing Buyers in Butler County, Ohio, I recommend my clients get a full loan approval (pending title exam and appraisal on property). If, for whatever reason, you decide to get pre-qualified prior to obtaining a Loan Approval, it will speed up the loan approval process. A number of factors determine the price range of homes you'll want to preview - one of these factors is loan pre-qualification.
